Small To Largest House Size

2023-08-29 by Jeffrey R Keller

In the first quarter of 2023, San Carlos had one of the smallest quarterly average sold house sizes in years. The August 18 trends show the largest-ever quarterly average house size. This appears to go beyond variations/volatility in averages because eight San Mateo County cities also posted their largest-ever quarterly sold house sizes, with rapid spikes upwards.

San Mateo County’s quarterly average house size also shows a sharp increase in house size.

The eight San Mateo County cities showing sharp increases in house size are Foster City, Menlo Park, Millbrae, Pacifica, Portola Valley, San Carlos, San Mateo, and Woodside. Additionally, Palo Alto, which is on the border of San Mateo County, shows a sharp increase in house size.

With no known economic or employer changes, it is hard to see a reason for the change. Perhaps homeowners who are no longer motivated by children (old enough not to be at home) or by future jobs (approaching retirement) have decided they will use the advantage that few houses for sale and move away from the negative news surrounding San Francisco.

New Townhouse Construction Greater Than Single Family Or Condo

2022-02-08 by Jeffrey R Keller

Looking at the new homes built in Silicon Valley by the five largest builders in 2020 shows: 316 townhouses built, 230 condos built, and 148 single family houses built.

Townhouse construction surpasses both single family and condo construction. With local cities having height restrictions, townhouses can be built to the same density as condos. If smaller homes were wanted, condo construction might surpass townhouses, but most home buyers want 3+ bedrooms.

With so few new homes being built, Silicon Valley real estate market trends are likely to continue showing homes prices climbing faster than incomes.

Drought Tolerant Landscape

2022-02-02 by Jeffrey R Keller

A drought tolerant landscape is a very effective way to conserve water. In Silicon Valley there are many California native plants and plants from other countries such as Australia that are well adapted to drought and are very attractive. With a little planning, you can create a drought tolerant landscape which is more attractive than the typical lawn bordered by shrubs and flowers.

There are a number of rebates locally which provide a significant enticement to change your landscape. A $300 “Rain Garden Rebate”, and a $4 per sq.ft. “Lawn Be Gone Rebate” are two of those available. Please visit “Drought Tolerant Landscape – Water Conservation – Rebates“.
